The article discusses some features of planning solutions of apartments in the architecture of Yerevan, which are typical to different periods, since the turn of 19-20th centuries to the present day. Housing is the chief determinant of human activity. In the process of societal development the house is the foundation of a family, and the family, on its turn, is the key to the stable state. Nevertheless, the time influences the residential architecture. Societal progress periodically affects the living environment. Therefore, housing formation process never reaches the stage of completion: it is always in an endless process of development. The above mentioned primarily concerns the evolution of the planning structure of the apartment. In this context, the dynamics of evolution of housing in Yerevan has accelerated in the second half of the 19th century. The centuries-generated space-planning system of apartment begins to develop in accordance with the rapid changes of social, urban planning and life processes of the time (extension of industry, formation of new socio-economic relations, rapid growth of population, acceleration of construction processes). The impetuous transformation of the dwelling structure is reflected in the complex process of evolution - starting from the traditional houses and ending with the apartments in high-rise buildings. The research of the problems of the traditional dwelling structure, its transformation in the first apartment buildings and diverse improvements of apartment planning solutions contributes to the definition of the main development stages of the dwelling units during the last century, which are observed in the article. Identification of the characteristics of each stage and the multilateral evaluation of different qualities of spatial-planning arrangement of apartments allow working out proper solutions for dwelling units in the future.

The author provides his multiple-factor approach to the assessment and creation of a comfortable
indoor environment with account for architectural, engineering and ecological parameters.
Architectural parameters include indoor space arrangement, color solutions, etc. The engineering
approach contemplates favorable acoustic, thermal, humidity and lighting conditions. Nowadays,
the problem of the indoor microclimate is resolvable through the assessment of its conditions and
further assurance of comfort with the help of multiple advanced engineering solutions. Civil engineering
solutions may also bring an adequate level of comfort through the application of effi cient
building materials. The ecological safety of any premises has an impact not only on the sense of
comfort, but on the physical stamina and health of residents. The comfort of the inhabited environment
also means appropriate electro-magnetic properties and adequate aeration.
Research projects and advanced solutions are to make their contribution into development of
new criteria of assessment of comfort, particularly, in the inadequate ecological and social urban
environment.

Urbanization is one of the main sustainable tendencies of modern development. The contemporary state of real estate structure is characterized by high level of heterogeneity. In general, the consolidated design document of Moscow urban development, reconstruction and other forms of developing city territories doesn’t take into account the main tendencies of social and economic development, change of scales and structure of city production capacities, priorities of national economy development, or demand particularities, traditional and perspective preferences of citizens of different categories. The article focuses on systematization of basics of real estate space-territorial development strategic analysis. The author analyses the essence of analytical methods, their purpose, levels and analysis projections. The article emphasizes the estimation of economic effectiveness and revelation of urban environment development reserves.

The practical projections of cyclic theories are of a great interest. Our preferences moved again from apartment houses and vertical cities to low-rise buildings. Circles set the development vector for natural, human sciences and sciences on society. The article researches the problem of cyclic development of scientific schools and their innovation ideas in the sphere of space-territory property development. The phases of the cycle were researched on the example of Bauhaus architecture school. This enables to reveal the demands and specifics of the development of new technological platforms, as well as to create the effective formats of public-private partnership. Cyclicity of business activity development under the conditions of awareness of the evolution of senses of interdisciplinary approaches utilization permits to produce the adequate development paradigm.
